$200K Buildout at $19k — Absentee | Martial Arts Franchise
Over $200,000 built this martial arts academy in Okemos from scratch — full franchise buildout, equipment, training systems, and 4 years growing an active student base. A buyer acquires all of it at a fraction of that investment, with the operation currently running absentee with 2 staff in place.
The academy serves youth and adults from a 5,000 sq ft space in a high-traffic, high-visibility location in Okemos, Ingham County. Multiple revenue streams are active: recurring monthly memberships, youth and adult classes, summer camps, birthday parties, and community events. The franchise system provides structured programming, sales processes, and operational support — allowing a new owner to lead the business without prior martial arts experience. The current owner is selling because the commute has become unworkable given the ages of their children and increasingly demanding family schedules, not due to business performance. Highlights include:
This may be a strong fit for an owner-operator looking to enter the youth fitness and martial arts space at a fraction of what it costs to build a new location, a martial arts practitioner or instructor ready to own rather than work for someone else, or an investor seeking a below-cost franchise entry.
The distance is no longer practical given the current ages of the owners’ children and their increasingly demanding schedules.
The academy operates from 5,000 sq ft of space built to full franchise standards, including a complete training floor, mats, equipment, and all infrastructure required to run the program. The high-traffic, high-visibility location in Okemos is designed to support walk-in awareness and community enrollment. FF&E is included in the sale. Buyer should confirm lease terms, renewal options, and transfer requirements with the seller and franchisor prior to closing. The current lease is set to expire in October 2026; renewal status should be confirmed before proceeding.
The franchisor provides comprehensive onboarding and ongoing support covering operations, marketing, sales, and program delivery. A new owner does not need prior martial arts or business experience to operate within the system. The current owner is expected to provide transition support following the close. Buyer should confirm specific training timelines, franchisor transfer requirements, and the full scope of seller transition support directly with the seller and franchisor prior to closing.
The most direct growth path is an engaged owner investing in consistent local outreach and marketing, which the current owner identifies as the clearest lever for membership growth. The foundation is already in place: an active student base, multiple programming tracks, and a location built for community visibility.
Specific growth levers may include: building partnerships with local schools, youth sports leagues, and community organizations to drive new student enrollment; expanding birthday party and summer camp programming, which are already active revenue channels with strong referral potential; improving digital presence and Google Business Profile activity to capture local family search traffic; developing adult and corporate group programming to expand the revenue base beyond the youth segment; and systematically following up with lapsed members to recover recurring revenue already within reach.
